The CVS/pharmacy Shopping Center in Turlock, California completed construction in October 2009. This project presented many challenges as the scope of work included the demolition and re-construction of a 50 year-old shopping center. This also created many opportunities for CVS/pharmacy because this center incorporates the new design of their largest prototype; the 16,000 s.f. CVS/pharmacy building with attached retail. Blair, Church & Flynn assisted Armstrong Development with the entitlements, site design and construction of the CVS/pharmacy Shopping Center. Throughout the process of entitlements and design it was the goal of Blair, Church & Flynn to design a site that promoted a pedestrian-friendly, easily- accessible neighborhood shopping center. As a result, enhanced landscaping features and vehicular access were centered on a design that combined ADA accessibility, pedestrian safe pathways and convenient vehicle access to the site.
During the design of construction documents our firm was able facilitate the needs of the City of Turlock, PG&E, Turlock Irrigation District, Charter Communication, Turlock Scavenger Company and its clients to re-design the site improvements, utilities, property lines and easements to the new City of Turlock Code and 2007 California Building Code. This included the undergrounding of overhead electrical, cable and telephone utilities, the relocation of underground sewer, storm drain and water utilities, and the redesign of on-site and off-site improvements. In short, this project took an old shopping center and converted it into a modern and easily accessible resource for the community of Turlock.
